• Lake Report: On March 1st, we signed the maintenance contract for Aquatic Systems (AS) to begin the regular maintenance on the lake. The carp barriers have been designed and sent to the Florida Wildlife Commission for their approval. AS says that once the Triploid Grass Carp are put in the lake it will take several weeks before we will notice a difference in the aquatic grass and algae. Meanwhile, regular algaecide and blue dye treatments will continue.


• Don’t forget about suggesting Summer Projects at Kings Gate Club. There have been a couple of ideas so far and more are welcome. If anyone has an idea for a project this summer, please let the office or any of the directors know about it. We want to publish a list of projects before our seasonal owners go north for the summer


• 318 Castle – McMaster – This property is once again at the foreclosure stage. It just doesn’t make sense that the family will not respond to any of the attempts to catch up the past due fees. They have ignored all of our letters, phone calls and emails so we will have to turn the matter over to the Courts.


• Last week I spoke to Mrs. Sandra Hurt who owns the vacant lot next to KGC about the cleared driveway into her property. She said she had a bulldozer clear a drive into the property and remove much of the palmetto to allow prospects an easy way to inspect the property.


• All of the awnings around the pool and behind the kitchen have been cleaned by Rich Ray. He did an excellent job, much better than the professional job last year. Rich is very conscientious about his work and he seems to do a very good job keeping all areas clean.


• There has been a second Pet Rule violation that was turned over to the Hearing Committee. The accused was fined for the violation. Hopefully there will not be any further rule violations that require the Hearing Committee’s actions.


• We have recently joined the American Water Works Association, an international organization that is the leader in drinking water quality assurance. The information that is available to us through them is very helpful in keeping our water system up to date and in compliance with all the new regulations that we are required to observe. It seems that a new regulation is introduced every month or so.


• The Permit from the Florida Department of Environmental Protection that allows our R/O plant to discharge its reject water into the lake has been renewed for another five years. This permit takes about six months to complete and costs approximately $9,000. This cost includes engineering, testing and permit fees.


• The pool filters are showing their age and will be replaced this summer with a more efficient cartridge filter system. This should permit cartridges to be replaced more quickly with less pool down time. While the warranty on the pool heaters has expired, the equipment seems to be operating satisfactorily. These heaters were installed five years ago and are far more efficient than the ones they replaced.


• The Comcast contract gave KGC no cost increase for the first two years and a maximum of 3% increase per year for the next three years. The third year is starting now and they have increased the rate by 3%. Fortunately, the Board has set aside the Comcast incentive funds to offset these increases thus keeping the rate the same as it was three years ago.<>/li>
