MANAGERS REPORT

• Due to the many improvements to the R/O Plant over the last several years, there have been no emergency calls from the auto-dialer in the past 18 months saying the R/O or distribution systems were down. Mike McDonald asked us if the plant should shut down for some reason, would we remember how to correct the problem? Bob assures us that he has all the procedures written down, so there should be no problem.


• 241 Ave of Barons – Our attorney has filed with the Court to foreclose the Club’s lien on the property. This will give the Club access to the unit and the ability to rent it in order to pay for the maintenance fees and other costs. The mortgagee is responsible for taxes and insurance on the property. When the Bank forecloses on its lien, it then will be responsible for some portion of the maintenance fees. We have attempted to contact the lender by phone and by correspondence to discuss the possibility of purchasing the unit. So far, there has been no response.


• The old Viburnum hedge between our entrance roadway and the Park’s boat yard was removed and replaced with Date Palms, Oleander and Plumbago. Mike has set up a temporary water system to get the plants established.


• Richard Ray has been spreading new mulch in the beds inside the pool area and around the clubhouse. He is using a new technique which gives the beds a soft smooth look and uses a smaller quantity of mulch.


• There has been no further contact from Sarasota County about their purchase of that portion of 8 Acres in which they are interested. However, in a recent publication, the County stated that the phase to extend Honore to Laurel Road is tentatively scheduled to begin construction in 2013


• Tom Hicks and crew have changed out the lamp in the projector in the clubhouse. The old lamp had 1,300 hours of use and was becoming weak. This now makes a big difference in video quality.


• The roofs over the Book & Game/Activities Rooms and the Men’s and Ladies’ Shower Rooms are in need of major repair. We are getting quotes for this work. Fortunately, we are not yet experiencing leaks into the buildings.


• The Florida Department of Environmental Protection has mandated that any work on the water distribution system requires a licensed Distribution System Operator to be present in order to assure the proper procedures are used for the installations or repairs to the system. The Board of Directors asked the manager to become certified and this was accomplished this September.
