KING’S GATE CLUB
JANUARY BOARD OF DIRECTORS
MANAGERS REPORT
01/20/11
- The bridge repairs are complete. The contractor did an excellent job with the repairs. The County has not given a final inspection and the permit is still open. The engineering firm is working with the contractor to get all inspections completed and the project closed out. Meanwhile the permit box is still hanging on a pole near the bridge. The “Friends of Bats” company has done an inspection on the screening that keeps the bats out from under the bridge and all is OK – NO BATS!
- The swimming pool temperature has not been up to the 84° mark as often as usual. This December and January have been much colder than normal. We had the manufacturer of the pool heaters out to inspect the units. The heaters are operating normally but the weather is not. Yesterday, the pool temperature at noon was 84° and many folks were enjoying the pool.
- Regarding the 8 acres, our appraiser has done a thorough evaluation of that portion of the 8 acres that the county wants to take for the Honore Ave. extension. This appraisal gives a value to that portion the County wants to take of $600,000.00. When the county gets around to discussing values with us, we are prepared to refute their very low numbers.
- I hesitate to mention anything about the sewer plant and the lift stations because there has not been a clogged pump in several months now. Continue with the good toilet practices!!
- Has anyone not gotten a letter from Comcast regarding the digital adapters? Is anyone confused about the letter? Rather than take the time to discuss each issue now, please see me after the meeting in this corner of the hall and we will go over the issues. The one important date to remember is to contact them by February 1, 2011.
- Emil DePasquale has requested that the stage lighting be improved. Tom Hicks has attempted to repair some of the lights but found them to be badly damaged. We had an electrician inspect them. He said that the building inspector or fire marshal would not be happy with the setup and installation. In other words, the present lights are not up to code and are unsafe. The Board decided to replace the lights and pay for them out of the reserve account.
- The R/O Plant has operated on one well for the last couple of months. There has been no problem with one well keeping up with demand, so we will continue using only one well but swap between well # 1 and well # 2 on a monthly basis. By running on one well at a time, we believe we will save a little money as well.
- Several people have picked up the sharps containers from the office. I’m sure there are others who will need these special containers and we keep a supply in the office. If you are using hypodermic needles, please dispose them in the proper container.
- August, we hired a person to handle the custodial services at the Club. That situation did not work out as hoped. Recognizing the difficulty for a new person coming on board in the heavy part of season, we decided to use a professional cleaning service. Service Master Clean has years of experience in cleaning commercial properties. Their references give them excellent recommendations. Service Master will be here on Monday, Wednesday and Friday starting at 4:00 p.m. They are still getting used to the schedule. Finding time to get into a building here in season is almost impossible. They, with our cooperation, will get it done. If any of you have observations or suggestions, please let me know.
