MANAGERS REPORT
04/15/10

• The streets in King’s Gate Club have deteriorated significantly this winter. We are fortunate to have Connie Lorenz available to discuss what is happening to our pavement and help us plan a schedule of repairs. She will discuss these things later in this board meeting.
• The new bladder tank for the R/O Water plant is now installed and active. This will replace the old hydro tank that has been unreliable and potentially unsafe. The new tank is holding the pressures steady as it should.
• The spa does not meet the Federal and State mandated requirements under the Virginia Graeme Baker Act. A proposal to hire a contractor to remedy this problem will be addressed in the new business portion of the agenda.
• The pool surface has deteriorated badly over the last two years and now needs to be resurfaced. The board will also consider that matter under “New Business”
• It appears that the club has lost a dozen or more palms and numerous shrubs. We will wait until mid May before removing and re-planting the damaged areas just to see if some of them can be salvaged.
• Our landscaping company, Nanak’s has made several major staff changes including the general manager. I have met the new players and they seem to be an improvement over the previous batch. If these new guys can make the changes needed to improve the performance of the crews will remain to be seen.
• Last week several board members met with the engineers and the contractor to discuss the progress toward getting the building permits for the bridge repairs. The county has revised the permit application from a two page document to a 28 page manuscript. The engineering firm will accompany the contractor on the next visit to the county to try to get all of the answers completed in order to secure the permit.
• Several residents attended an informational meeting regarding the new section of I-75 from north of Cow Pen Slough to the Laurel Road exit. The report is that construction will begin on the new lanes of I-75 within the next 30 days. There is still no news on the county’s interest in KGC’s 8 acre parcel.
• The lift stations have continued to experience clogging from what appears to be adult diapers or something similar. Both pumps at the Duchess lift station and one at the Castle lift station had to be replaced recently at a cost of $1,200.00 each. Please do not put anything other than body waste and toilet paper down your toilets.
• In addition to the five major projects mentioned earlier, your staff with the assistance of volunteer residents will tackle numerous smaller projects this summer.
• There seems to be some confusion about the new Comcast contract. Some are asking where is the new channel lineup? The channel lineup has not changed but Comcast does make minor lineup changes from time to time. The big change will come later in the year when they go all digital. At that time each of you will need a set top box for each TV in order to receive the digital signal. We do not have the details as to when this will happen but you will have plenty of notice about the way it will be handled.
