• It has been determined that the reverse osmosis membranes in the water plant need to be replaced. A letter requesting bids for this project was sent to three companies engaged in this sort of work. The project will probably start in June or July. The plant will probably be out of service for about half a day. There is plenty of finished water storage in the summer months for the plant to be off line for that length of time. Even though the membranes need to be replaced, the water quality remains excellent.



• The Waste Water treatment plant has had very few problems this season. There have been a few issues with the pumps at the lift station near the entrance. These pumps have been in service for many years and are showing their age. The new pumps at the lift station on Duchess have worked so well that we will probably change out both pumps at the other lift station with those of the same type.



• The new A/C unit nearest the stage had leaked during two rain storms shortly after installation. Representatives from the A/C company that installed the unit came out after each of the storms to make repairs. After the recent storms, there was no evidence of leaks. It looks like all is OK.



• It appears that some one decided to take their bath in the Jacuzzi because a bar of soap was found in it one morning last week. If any of you are having problems with your tub or shower, please use the showers in the men’s and ladies’ rooms, not the Jacuzzi.



• The Strantrol units which control the chemical balance in the pool and Jacuzzi became unreliable due to faulty probes. The Jacuzzi had to be closed from time to time to get the chemicals in balance Those probes have been replaced and both systems are operating correctly now



• The entrance area has some new plantings; four Viburnum have been added to the hedge between the Club and the Park’s boat parking, Liriope and juniper were planted around the sign and waterfall, most of the damaged Ixora have been removed and a new light for the sign has been installed.



• The lawn service has now gone to the every week mowing schedule. This week, they will mow our property on Friday. Reminder: RULE 5 c. states “Each home, present and replacement shall have a concrete ribbon at least eight inches wide around the perimeter of the home, patio, planter boxes, and utility building for the purpose of lawn equipment use, except where shrubbery is planted. This includes new additions to present homes.” Some owners do not have this border in spots around their homes and the string trimmers cannot avoid hitting the underpinning or the siding when trimming the grass. If this should happen to you, you may find the landscape company reluctant to repair the damage.



• As part of our summer projects, Bob & Bill have painted the manhole covers that are in the yards a bright green. They used that color so the mowers will be able to see them. They have also painted the curbing along the bridge down to the drainage inlets.



• The report of the bridge inspection came in this week and showed that there were no critical deficiencies. There are a few routine maintenance items that we will correct in the next few months.



• The Community Association Institute (CAI) has presented a web seminar on Strategic Planning. It will be available for the next 30 days. Please let me know if any of you would like to see it.
