• 1. The water main valve at the corner of Barons & Castle Drive has been replaced. Two other older valves will be scheduled for replacement next summer.



• 2. We had planned to drain and clean out the sediment from three tanks at the WWTP. However, we learned that there was not as much sediment as originally believed, so this project will be addressed later.



• 3. The walls and floor in the water plant were cleaned and painted. Shortly after the work was done, we had a surprise inspection from the Florida Department of Health out of Tallahassee. They were very pleased with the appearance of the plant.



• 4. The woodworking shop was completely emptied, thoroughly cleaned and painted. We have purchased a Flammable Liquids Storage Cabinet, two new band saws, a router table and router and a sliding compound miter saw to replace the radial arm saw. A new Dust Collection System has been installed and seems to be working much better than the old one. Rumor has it that there will be classes offered in woodworking soon. Details will follow.



• 5. A committee, comprised of Don Richmond, Mike McDonald and Dick Lyford, began investigating lighting for the bridge. They selected a fixture and pole, received bids from Light Ideas in Port Charlotte and Judge Electric and awarded the contract to Judge Electric. The bridge lighting project was completed in late September. We have heard many favorable comments from the residents.



• 6. There was some touch up painting done in clubhouse & other buildings.



• 7. Usual summer maintenance projects such as deep cleaning pool shower rooms, light fixtures, ceiling fans, canopies, carpets, painting traffic lines, etc.

We have recently had a Compliance Sampling Inspection on our WWTP. This inspection closely reviewed records, sampling and analytical procedures, operations, maintenance and disposal methods. The detailed eight page report of the inspection found our WWTP to be in compliance.

Last spring, we reported that the algae in the lake had gotten worse. This summer it has become even more difficult to control. Florida Aquatics (FA), the company that manages our lake, says that this problem is prevalent all over southwest Florida. FA believes that one of the contributing factors with our lake is the layer of muck that has developed in the shallow ends. They are researching and testing several possible cures for the algae problems but as yet have been unable to find anything that will work.

And last but certainly not least is the issue of late maintenance fee payments. The Club's documents specifically state that these fees are paid quarterly and are due on the first of each quarter, April 1st, July 1st, October 1st and January 1st. This means that if a unit owner's payment is posted into the Club's bank account on the 2nd or later, it is late. If payment is not posted into the Club's account by the 15th of the month in which it is due, the unit owner will be charged a late fee of $5.00. If the maintenance fee is still not paid by the first of the next month, the unit owner will be charged $5.00 per day up to $50.00 and thereafter interest will be charged at the rate of 18% per annum.
